Home buyers watch the market at least 3 months

Home buyers start searching online 90% of the time. In fact, home buyers have probably been watching the market for the last three months and have a great understanding of what they would like to own.

Home buyers relied less on newspapers and open houses, and turned more to online resources to get home buying information as well as to peruse homes for sale, according to the National Association of REALTORS® Profile of Home Buyers and Sellers.

Buyers most often found the home they purchased through a real estate agent (40%) as opposed to the Internet (35%.) When looking at agent listings, what buyers valued most were photos (84%), detailed property information (82%)0, virtual tours (63%), real estate agent contact information (46%) and interactive maps (43%.)

After spending years managing New Custom Home Construction from ground zero in the Champions area, and using this knowledge to build three personal custom homes, Debra learned a tremendous amount about every aspect of the home construction industry. After gaining necessary business and management skills in banking, Debra moved to Montgomery, Texas to begin her career in the real estate industry. I wanted a “People to People” page to share thoughts with my visitors and because I thought real estate was a people business.

Is it?

I have begun to wonder.  Has the internet with its tremendous capacity to publish what was once considered hard to obtain information along with Multiple Listing Services (MLS) information, school ratings, crime and community profiles, taken the people OUT of real estate transactions.

Property owners do educate themselves on values, the latest lending rates and information for qualifying for a loan along with a plethora of information on buying and selling a home.  Our consumers are more informed and armed.

“People vs. the Internet”  Consumers still select a Realtor in the way they always have-PERSONAL CONTACT.

Of course the internet makes it possible for a faster pace. We use the internet and gain the advantage over those who do not.  We obtain data, online mortgage, email, and worldwide searches.  It is true the internet is changing the way real estate transactions are being performed.

LAND SALE WOULD CLEAR WAY FOR TEXAS HISTORY CENTER Houston officials and preservationists plan to kick off a campaign Thursday, November 1, 2012 to raise $40 million in donations to build a downtown center to immerse visitor…

s in the HISTORY of Southeast Texas.  On Wednesday, City Council will consider purchasing land across the street from Minute Maid Park for $1.8 million that will clear the way for Thursday’s announcement.  Construction is scheduled to start late next year.  “We have more than 1.2 million visitors to the convention district every year.  Expectations are that the center will make the short list of attractions to which locals would bring out-of-town visitors, much like the Johnson Space Center and turn short visits into extended stays.

So, for kicks, we tracked down some of the most unique high-tech security devices, ranging from a mind-controlled robot dog to a personal helicopter drone. And in case you’re not a millionaire electrical engineer, we’ve thrown in some do-it-yourself tips to help you protect your new gadgets and gear.

Tip: To stop intruders right off the bat, upgrade your locks and strike plates by installing 4-screw strike plates and Grade 1 or 2 deadbolts.

Cell phone-operated locks

Everybody forgets to lock a door now and again. But not everybody has a remote system to control their locks with a cell phone and a text-messaged pin code that’s as encrypted as a password for a bank website. With this doozy, you can lock your doors or let in friends from anywhere that has cellular service. It can also notify you whenever the system’s been used.

Personal drone

Housed in a mailbox-like enclosure, this observant gadget can launch into the sky, record video, and return to home base all on its own—and it can be up and running within one minute of a security breach.

Fog shield

An added deterrent for the high-security home, this motion-activated fog shield acts much like the dance-floor variety, except it’s programmed to go off when an intruder is in close proximity. It won’t do much to stop the intrepid burglar, but in a tight enough space, the dense smoke might confuse them enough to second guess the heist—or break into an impromptu Macarena.

Tip: Whether or not you have an advanced security system, always remember to disable your automatic garage door opener and lock it before you go on a long trip.
